The forerunner applicant for renting the 3rd bedroom in my SFH (that already has two long-term tenants) is a college student beginning his junior year, and he checks out fine in terms of no criminal behavior, arrests, etc., and he has good grades, is living off student loans/grants, and his personal references of long-time friends (not blood related or family related that I can tell) all say he is polite and respectful and quiet and motivated to succeed in school.
However, in checking with his former landlord (he's only had one), I was informed that the entire unit was left dirty. The applicant lived with his GF in the apartment for a year, and while the manager told me this is normal when dealing with college kids (and I know that), I was wondering how to offset this fact.
In CA, I cannot charge a security deposit of more than 2 months worth of rent (we're not rent controlled or anything in my area).
Also, would it do any good to have the applicant's parents co-sign when the parents have bad credit??
Is there some special wording or phrasing I need to add to my LPA Lease that includes a co-signer????

It's just a bedroom, right? How much is the rent for the 1 bedroom?? I'd just rent him the room with the 2 months worth of SD and let him in, if everything else checks out. No sense in having the parents with bad credit co-sign. I'd be more worried about his girlfriend, make sure he's not going to create an issue with the other 2.

There is no way to offset this tenant who lived with his squatter girlfriend for a year. Have you wondered why he is leaving where he is now where this polite, well motivated individual left a house full of filth that neiher he nor the girlfriend could clean up. I am always troubled by students who live off grants and loans while not working in any way to "offset" any of their cost of living. You have two long term tenants that should be given some consideration. At this time, you know this students lives dirty and will be bringing in his girlfriend. What will the existing tenants think of this?
