after 10 days by barrie (penna) on July 26, 2012 @23:47

I was granted Possession of my property after 10 days through eviction judgement. Today was the 10th day - now what do I do?

Do I now have rights to do a walk through of house? Can I change locks? Can I now clean up for a new tenant?

Can I trash junk left behind by evicted T (broken toys, etc.)? How do I collect my money judgement?

The evicted T is GONE.

You need to go back to the Magistrate's office, pay again, appx $116 to get a "notice for defendant to vacate". the constable will post the notice on the Tenant's door and in another 11 days will physically remove them from the property.

If they are gone (missed that last part) Go in, TAKE photos! If it's just junk, then it's ok to clean up. In PA the LL is supposed to store belongings for an additional 30 days beyond evict date. As far as collecting judgment, you need to file to enforce it. If they are deadbeats, good luck seeing any money.
