One of my GF told me about this site, so here I sit at her computer, posting! Thanks for any help! Oh, we're in Cali.

I have a couple of apts and a studio that I rent out. The tenant in the studio is clean, quiet and pays on time. I don't think he'll be moving because he likes the neighborhood, I've kept his rent below market value due to his disability (problems walking, focusing on things, which makes him unemployable so he's on SSI). He's been here for about 3 or 4 years.

Most of the other tenants tend to stay for about 2 or 3 years, and I've been lucky. Over the years I've heard other tenants tell me that the tenant in the studio badmouths me. I thank them for letting me know, and suggest they respond by telling him they're not interested in hearing this stuff.

After years of hearing about this badmouthing, and knowing I'll have a new tenant moving in next month, I am tempted to make a (ahem) friendly contact with the tenant in the studio and request that he not make rude, disrespectful and unproductive comments about me to other tenants.

Maybe I should grow a thicker skin, but would it hurt to put him on notice that things get back to me and I don't appreciate what he's doing and to ask him to please stop?

Is his badmouthing you causing other tenants to leave or straining the relationship you have with them?

Without physical proof or a witness willing to verify the claim, it's going to turn into a drama if you are thinking of keeping the tenant. Also, most other tenants aren't going to want to become involved in a personal matter between you and him. If the tenants are complaining that this one tenant is a nuisance and is bothering them after they told him to stop, then that's another matter.

Instead of requesting that he not make rude, disrespectful and unproductive comments about me to other tenants how about sitting down and asking him if he's happy where he is? Is he having any issues that he would like to discuss with you? You know the old saying about honey/vinger.

Yah, just see if you can change his view of you, some people you just can not make happy, no matter what. You will not be able to get him to stop just by asking {as nice as it could be}. I like the previous posted about just sitting with him and asking how things are going with the studio and if he has any questions or concerns to let you know. I mean, other than that, there's really nothing else you can do!

You rented to someone who's brain is wacked. Just tell your new tenant that you rented to a whack job who is liable to say anything. In the future, try to sort out the nut cases.

Well chalk it up to "Sticks and Stones"...
Unless his words or actions actually violate your rent agreement, I'd drop it. I couldn't care what my tenants say behind my back as long as they follow the rules of the house, the contract agreement and pay their rent on time.
Wish I had a nickle every time a tenant said something derogatory about me.

It's a lot like most of the posters on this forum. Rude, disrepectful and negative. I bet the would say any of the stuff you your face.

I doubt I would approach him about this. I also doubt I would be giving him a good deal on his rental. Why would you do a favor for someone who doesn't appreciate it? Remember the truest thing ever said, "No good deed goes unpunished." Raise his rent to market and if he stays, just continue to deal with the comments as you have and smile on the way to the bank.
