So I have a T who is complaining about some bugs in her tub every morning. She saved me a few and when I showed them to an exterminator he said they're wood cockroaches. Apparently nothing to worry about and they would leave on their own. I went to the unit with a bug sprayer full of water (shhh...:) twice just to make the tenat happy. I told tenant it could take up to 2 weeks to completely solve the problem. Now a week later she complaining that she wants an exterminator. Now normally I would just send one over but this T has been very demanding since buying this property in May. M2M lease that was transferred to me when I bought the property states:
special clauses-part II
C) T agrees to be responsible for extermination services.

Is this legal in the lease?

If so I'd like to enforce it and implement it into my other leases.

Yes it is legal to have her take care of pests. Don't fake the extermination again...that can't be legal!
