Hi, I helped a guy out that was down on his luck. I let him stay in my spare bedroom for 100.00 a week to be paid to me on friday prior. I told him only two things would get him tossed out. 1. Steal from me and 2. Dont pay your rent. He had the entire house for his use. But stayed in his bedroom.
He went off the handle when I would not let his young son 11 and daughter 9 stay here also. Not just vist but sleep with him in the same bed and make the little bedroom their home He smokes like 2 cartons a week and drinks till he is drunk in a small 12x10 room with one bed. He went into my room and stole a loaded gun and said he was going to kill himself. (The day after I told him he could not have his kids live here.)I was not home when the SWAT team talked him out and he was committed for a week. I let him back in when he came home from the hospital because I knew he was unstable and I wanted to let him down easy. A week or so later I told him my wife and I were getting back together and he had to be out by the 27th of july. (15 day notice) He decided to vacate without telling me and not pay his 100.00 that friday. My question is can I just give him 15 days notice and tell him to leave after stealling from me. I have the police report. His belongings are still here and he is coming to get them tomorrow. I would like to get my 200.00 for the past two weeks or 200.00 for my gun which I cannot recover from the ploice without a court order. That would mean I would have to take at least a half day to drive 50 miles to the court house and pay up to 180.00 and then return back to pick the order up when it is ready. Then I can get my gun. UGGGH! that would be like 6 or more hours of lost wages at my job. He does not have that money to pay me. But I think I have legal rights to sue him for the cost of the gun around 200.00 to 250.00.
His girlfriend has threntened to sue me for changing the locks he said he had moved out to me He came to my house when I was at work and took all his clothes but left his tv, pc and other stuff. I look at it this way he breached oral lease by stealing my gun and all bets are off at that time and I changed the locks after 5 days as I was in fear for my life at night. I slept with mace and a big knife and kept my bedroom door locked. He is coming Sat morning for his other stuff which I have all packed and ready to pass out the door to him. I do not want him stepping foot into my house. The police will also be here. Now Can he sue me for changing the locks? Can I sue him for my gun and rent or just my gun?

Oh my..no one is suing anyone. No one has the money or time or resources or psychology for it. Change the locks, be done with it. You will never see the gun or the money. Just hope you never see him again.

Can't make up my mind...is it a troll or someone too stupid to be a landlord? The swat team came in and did not recover the gun your tenant stole to shoot himself with?
