This is an easy one, but landlords keep not following it:
1) Don't let ANYONE in who cannot pay full security and first month's rent up front. IT is a harbinger of bad things 2) Tenant even ONE day late on rent, post the pay or quit. Usually a tenant who delays on rent is going to become a problem and will take advantage of a soft landlord.

Thanks. I do agree with you. This is an honest, rookie mistake and lesson is learned. It's 10 times harder for someone who's English is not their first language to navigate these things. One of the reasons why LL wants to avoid court, if possible.

No way to avoid court if you want to collect the back rent. You have the bounced checks as proof of who the tenant was. I would contact legal aid and see if there is help available for the LL whose first language is not english.
