I use the LPA lease/rental agreement and I have it state when the term shall commence, i.e. August 1, 2012.

As a matter of convenience, I'd like to meet on Monday, June 30, to go over each section of the lease/rental agreement and at that time, get all signatures, initials, and a cashier's check or money order for first, last and security deposit.

The tenant will not get the keys until August 1, when I meet them at the time of day of their choosing, and hand over the keys.

Do I do the move-in inspection checklist (and take photos) on the day they get their keys (when they are anxious to just move in their stuff), or should I do the move-in checklist (with photos, of course!) a couple days earlier or maybe at the signing of the lease/rental agreement, since the unit will be empty?

Are there any caveats to signing the lease earlier than the date it actually commences? Thanks!

The property inspection photographs should be taken prior to occupancy, of course.
The move-in inspection report should be provided to tenants on date of move-in and returned within a few days after move-in. We prefer the tenants have an opportunity to fully use the appliances, apparatus, and fixtures in order to confirm full functionality. Then the move-in inspection report is dated within 5-7 days of occupancy which confirms the tenant had ample opportunity to note any damages and necessary repair.
The lease can be signed at any time after the financial deposits have been verified by the bank as delivered.
