Fire Hazards

Does anyone out there have a good clause to put in lease or use as an Addendum to Lease for the following issues?
Tenant put dirty laundry near hot water heater, went to work. Burned down entire house.
Tenant had candles burning, something caught fire from the candles, entire house was burned.
Upon move out,Angry Tenant poured motor oil around furnace, around hot water heater and around dryer in hopes of burning down the house. LL discovered it, photo'd it and had it cleaned up before any fire ignited. Police said it was a "landlord/Tenant issue", hence use civil court system. I say it was attempted arson!
I tried to find some fire codes, but zip.
Thanks for any help and advice!

there is NOTHING you can put into a lease that is going to change someone's lifestyle and lack of common sense.

You can put almost anything in your lease but they still don't have common sense and if they want to get you they will get you. Screen Screen Screen! Then do alot of praying! I had a great screened tenant who moved in a boyfriend I told her he was not on lease, then i agreed to check him out and put on lease he did not check out he was a hard core felon. So I asked her to have him leave and had to proceed to eviction. Once they were escorted off my property by sheriff, that night he came back broke in and set the place on fire. Lost the whole 2bedroom house and 2 car garage below. Fire marshal a joke and to interested in getting away on vacation. Nothing done and no arrest even though I called cops because he was driving by my personal home at all hours of the day and night. They couldn't do anything until something happened. You never know when you are going to hit one of those CRAZY ONES. I bulldozed and moved on. Learned to make sure you have sufficient insurance to cover rebuilding and such.
