    I beg your pardon , I am a lady and the phone means I do not talk to the husband get it. Some of these replys are way off. Like the mattress and box spring, throw it in the river.

      No wonder the husband is hostile, you are not talking to him and he is also a tenant. Anyway, you could still have something going on between the two of you!

      P.S. Throwing a mattress into the river is terrible to do. Just shows what type of person you are with no respect for our enviroment!

Your situation will get worse as the "end" gets near. When you can not stand it any longer, issue your tenants a notice of termination if you get to the point to where it is not worth it anymore. If they are on an annual lease you should simply send a notice of nonrenewal when the time comes. Do it before the final knock down, drag out. You can simply explain that you need the place empty for remodeling or that you have a sickly relative that needs to be closer. As the time to move gets closer, expect the husband to go nuts. There will be whining, crying, begging and the like coupled with cursing and threatening. Just stay the course. When they are out, look for a month to month tenant and put it in the lease that they will co-operate with showing the house when it is for sale.
