My tenants wanted out of their one year lease after 7 months and I found new tenants to sign a new lease. The question is, is there a timeframe that constitutes wear and tear? Or do they get their full security deposit back?

No it frame. Must inspect upmove out and then decide and deduct whatever.

So are you asking if they did a year's worth of what you deem to be "normal wear and tear" in 7 months, can you charge them for that? You'd have a hard proving the wear and tear done was a year's worth and not only 7 months. Then you'd have to try and come up with a cost associated with those 5 months wear and tear. It's a mess to try to prove any of that. That's a tree you don't want to try to climb. If you wouldn't deduct for it if they were there for a year, don't deduct for it on these tenants.

Handle the move out like any other move out. Inspect the unit after it's vacant, note any damages, and deduct accordingly.

I can't believe they would do much damage in a home in 7 months. Do a walk through like any other situation. If appliances are left dirty and floors dirty, deduct for cleaning. as far as wear and tear -- unless they have a cat with claws using the rug as a scratching post or a dog chewing the woodwork, there shouldn't be much damage. I had tenants who left after nearly 3 years and the place looked like it was when they moved in except for a few extra nails for a mirror they hung.
