Filing Eviction

I am learning more & more every day not to cut amyone any slack about late rent. What happens when you take someone to court, they say they will pay by time they do the next rent month rolls around & want to pay some every week to catch up? I think I should still firl for the lockout & If they don't like the extra charges & late fees, maybe they will be more careful about paying ther rent insted of wasting rent of manicures. air conditioning,etc., If they know for shure I WILL file for the evction.

I can see one thing you should invest some of your money in is an English class. Maybe your tenants don't take you seriously because you can't clearly communicate with them? Or maybe it's because you seem ultra passive aggressive?

Here's how I play this: I go to court, get the judgment for money and possession, let the tenant pay me the money owed and when the next month rolls around, if they don't pay in full and on time (don't accept partial rent payments, it will establish a new verbal rental agreement post-eviction judgment), then I execute the judgment for possession by getting a writ and having the Sheriff show up for a set-out.
