What have I said that's wrong or not reasonable? My main point is landlords thinking their unit is $100 under HUD market rent so they won't even consider that their unit is priced too high is flawed and stupid. Just trying to help these landlords out with a little knowledge bomb.

    Attacking people that your trying to inform will not help anyone, including your message to share some knowledge.
    You come across as someone who has something to say, but you lack the proper way to deliver it.
    Just like you stated, no one will pay a higher rent because the landlord thinks his property is the best value, the same as no one will think your message is of any value if you result to name calling.

    Your assumption was, that if you say you are below market, then you're an idiot because there is no way to make such a statement. The truth is, there is a supporting price level and there are just as many people charging less than they could get as those charging more. I think just about everyone on here could come up with a rental price that would guarantee a rental on their property. However, it's not "Market Price" just because you accept it.

    Making general assumptions about the research someone may or may not have put into their pricing is also flawed and stupid. It's great to share knowledge, but if the intent is to "bomb" them into your higher level of thinking, then you fail calling people names.

      Yes, well I have always considered myself the voice of common sense among those who engage in carpet taxes, pet taxes and those who promote the acceptance of pot bellied pigs as house pets. Then there are those landlords who believe broken down heating and AC systems are not their problem as well as water leaks too. And, those who believe there should not be oil spots in the drive although they are in every parking space at Walmart. The list goes on.
