Hello and thanks jake. I actually suspect that there will only be 700.00 in damages and sec was 1500. She does keep the place nice, just bashed in the garage door and I've been inside and place loks good so this is my guess rit now. But if damages are less than original security what happens? Deduct unpaid rent and damages and send bill right? Or does this create a problem if I am saying the rent can't be used as sec. In my lease it says tenant may not apply sec to rent but that LL can use it for damages or unpaid rent. I hope this makes sense. Sorry..feels like a dumb question.

Some states do not allow the deposit to offset rent. If you go down to the JP's office you can find out when you pick up the eviction forms. Try to consume all the deposit. You can charge off any of your own labor ( at a good rate), yard mowing and maintenance, driveway cleaning, window cleaning, carpet steaming by a commercial company, patching of nail holes, spot painting, garage door repair, garage cleaning, cabinet cleaning, disposing of abandoned junk...the list goes on. Get the place in really good shape and make the tenant pay for it. Take plenty of before and after photos. During the eviction, ask for the full month's rent. Deadbeat tenants do this kind of thing all the time. They do not pay the last month and leave you with all the cleaning and damages. You have to hit this deadbeat in the pocket where it hurts.

...and can you do it in Cali ?
About charging for your own labor as in the above post...
Do you have to do any kind of legal-ese in calling things a "tax" if you're doing the repairs and cleaning yourself? This would come in really handy for me!
