Finally got a judgement against our freeloading tenant. They're allowed to stay until the 17th so I'm left with less than half of security deposit once I subtract rent for 17 days.

I don't expect a clean home since I found out she also had her freeloading parents living there. The plumber also said the house was full of their junk and a mess.

* Does anyone know a reasonable hourly charge I can charge for work we have to do?

* How do I breakdown charges after move out and the judgment amount on final statement? Does it have to be 2 separate charges?

I also found out it may take up to 60 days for the Judgement to show on her credit report to give her time to look for another landlord to rip off. If anyone has a rental in the (East Bay) Concord, CA area and want her name, let me know. :)

The State of California and most other states do not allow the landlord to charge hourly for their personal time commitment to restoration … (only receipted work can be charged and deducted from security deposit in the State of California).
Most landlords will verify the public records in the court docket and require the credit report for review. The judgment will be known to any prospective landlord (creditor) if you (current landlord) registers the judgment in the court docket.
The court ordered judgment, the past due unpaid rent, and any premise damages should be reflected as a separate line items on the security deposit settlement statement. The court ordered judgment should be listed as the third line item, noting it in italics for non-payment of rent for July 2012 and August 2012. The damages to the premises, if any, should be listed as the remaining line items 4, 5, 6, 7, 8, 9, etc. Clearly note and itemized all lease violations and premise damages in detail, including the unauthorized tenant, unauthorized pet, etc. and reference the lease clause by number and subtitle.

We have a separate maintenance company that bills roughly $60 a hour, more for things like door repair or plumbing ($80-90). Get a business license and DBA and sue the pants off them.
