I'm still struggling with this concept. How is receiving a partial payment deposited directly to your bank account & then returned promptly by you to the tenant, any different from a tenant handing you in person a partial payment in cash, & then you return it immediately upon counting and discovering it is short?

At what point is a payment "accepted" by the recipient? I'd argue that the payee has a reasonable time to reject the partial payment. In the case of cash hand-to-hand, that reasonable time is probably about a minute. In the case of a direct deposit, I'd argue that a reasonable time is shortly after the payee has discovered the payment was made.

I don't think a LL has to be afraid to allow direct banking rent collection methods, so long as he is diligent in reviewing the bank activity and rejecting unwanted payments.

When a T hands me cash, I count it before writing the receipt. If it is short, I can refuse to accept it and write no receipt. Can't do this with a direct deposit.

    the online services do have a 'all or nothing' option.

    that argument is not a valid one to deal in cash as the same can be done online and with less drama.
