If you have the money then why are you stalling on paying? You have too many negatives that can only be overcome by paying what the landlord is asking.

Then just pay the first,last and deposit. You show your landlord that you can and will pay. It will make them feel better about some of your negatives (low credit score, unmarried couple risk).

If we put my bf only on the lease. His wages are 40000+something from his small business, will that decrease risks? His credit is 740....

Most LL's want all adult occupants on the lease, so you may not have a choice.
