One tenant too many !

I work for a LL and he wanted a rental rented out to 3 people of his choosing, not mine. I had them sign a m2m , all 3 of them. It is a mom her adult daughter and daughters boyfriend. A week ago the mom called and said she wanted off the lease as she was moving, which she did , I went over and her furniture was gone. Told her I would check with owner, which I havent been able to as of yet. Last night the daughter calls me and says the mom is causing proplems and they want her out. The boyfriend is the only one working. Is there a form the mom can sign to be removed from the lease. I dont want to just do a new lease as the mom would still have a valid lease she signed. Im not sure the owner willl agree with this as he likes the mom and has known her for years but she is trouble and as the daughter says pays nothing toward the rent. HOw do I get rid of the mom and keep the other two IF the owner is agreeable. Thank you in advance for your help.

Forgot to say the mom moved some of her belongings back in stating she is on rental.

Stay out of it, it's not a concern of the LL or you. It's a personal dispute among roommates.

You dont let her out. If she moves, fine but she is still responsible under lease terms..whatever those are... Does lease say anything about individual or several/joint liability? And yes, stay out of it otherwise

Until the mother provides proper notice that she is moving leave her on. Phone call doesn't cut it.
Because this an M2M, in most states she most likely would have the right to terminate her tenancy with proper notice regardless of whether the the other Ts remain or not.

Like other posters have said, this is a disagreement between room mates. Do not get involved. Here is what will happen if you let the mother out. Next month she will be back in as a squatter not named on the lease. If there is a way for the mother to get off the lease, let her figure it out by herself.
