Here is what you need to do today. Post a pay or quit notice on your tenant's door today. The term of the P/Q notice is usually 3 days. Check your state law. Send another notice by certified mail and ask for a return receipt. If the letter returns, keep it unopened to present in small claims court if ask. Obtain the eviction forms from the JP's office. Forget about any other action. Move swiftly. You are already late. You need to get the forms out before your tenant moves and disappears.

Pay or Quit Notices- where do I download these? Is it the same as

I WANT her to move and disappear...I just don't want Sept 1 to roll around and she is still there. By not saying anything, did I impliedly accept her security deposit as last months rent (aug 1-31)?
