For a carpet of that age you would be safe to deduct 50% of the replacement cost. If you are only replacing the bedroom, you may want to keep the old carpet in the garage for a while.

Thanks for the reply Jake. That is the only room that has carpeting. Why are you suggesting keeping it?

I would keep it just in case the tenants do decide to sue. You have the physical proof of the carpet.

The tenants may contest the damage or even ask for the carpet it they have to pay something.

or take lots of photos and cut out a sizeable sample that shows the damage, and throw it out after 1 year.
