Typically, LLs don't hate tenants, they dislike BAD tenants. And since this is an advice forum, it's the bad tenants being aired here. I have some very good tenants and some very bad ones who vetted well. Even LLs cannot predict the future, they can only pay the odds. Like it or not, because we are talking about significant amounts of rent money each month which total increases quickly when unpaid, a good LL has to be a hardass and exercise power over the tenant when things go south. Adages such as "no good deed goes unpunished" have survived and are applied to this business for good reason. Each LLs experiences are different based on the rental location and value. You just have to assume the individual LL advising is relying on his own experiences and try not generalize a single answer to all LLs.
