If I do not pursue the money and sue in court, how can the landlord realize any loss? Other countries have dignity and honor with their name and don't sue each other every chance they get.

#1, dirty little secret is that you cannot be easily evicted unless you don't pay. if you've paid, it may be impossible to put you out via the court system depending on the court. unpaid rent is the holy grail to eviction in most places. a LL might feel locked in, knowing that there really is no way to extract you from the house if you do not live up to the non-financial terms. In a traditional situation (cash each month) a bad T will eventually withhold rent over some dispute and the LL can take advantage of this. of course in NYC, the LL may find other non-court ways to persuade you to leave.
#2 not so dirty secret. here everyone sues everyone. there is an entitled mentality and a serious lack of personal ownership. LL must assume he will be sued, and hope he is wrong, not the other way around.
