My suggestion? If you're looking solely to make a buck, don't do it. Especially with a property management company. They are out for one thing only. To make money, and it's usually off of you, not the tenants. They say they'll screen immaculately and only allow in the safest risk of all tenants. That's complete BS. They'll turn units over as quick as possible as they withhold a percentage of your rent as their fee. If there's no one in the unit, they don't get paid usually. So they could care less who lives there.

I know you have dollar signs on the brain now, but don't do it. You'll just become jaded in your view of humanity as evidenced by the rest of the landlords in here who don't even believe I am landlord solely because they can't fathom someone who is a landlord to have any respect towards someone who rents a unit. Is that the way you want to live life?
