Check your state laws carefully. In washington state you have to store any remaining items for 45 days for the tenant. You can not simply put them in the street, and to put in writing that you are doing so would give him just cause to sue you. Im just saying, check your RC codes as all states are different. I would be very leary of him leaving anything. I would be trying to help him pack.
