finding ex-tenant
by Ann (Philadelphia, PA)

Ex-tenant was ordered by court to pay a certain amount each month towards back rent payments owed. Tenant signed an affidavit agreeing to pay, but has not made any payment or contacted fromer landlord about making arrangemnts. It has been four months and no word or phone call about where tenant is or about his intentions.
How or can a landlord go about finding his former tenant's present address, bank, or present place of employment?
Thank you for any advice on this matter ASAP.

Try Facebook. Seriously, people put their entire business on there including phone numbers and email addresses. Try the names of friends if you know them.
Also you can send a letter to the last know address and request forwarding information from the post office.

1. Use "address service requested" service from USPS. Look up on the USPS website how to do this - it allows you to send mail to your ex-tenant at your rental address and see where it's being forwarded to.
2. Run a credit report -- may include current address and employer as reported by creditors or employer.
3. Check the state, county & city civil/criminal reporting websites to see if your ex-tenant has been recently sued or issued a ticket or arrested. All will provide a current address.
4. Once you have the address or employer, file a motion for contempt of court (for not following the court order) and file for an asset hearing (can go by other names in different venues) and file for garnishment from employer and any bank(s) identified at the asset hearing. And don't forget to clean the perps pockets out at the asset hearing -- anything they have on them in cash and jewelry.

"Ex-tenant was ordered by court to pay a certain amount each month"
If the court did order the tenant to pay, then you should contact the court and have them find the tenant and uphold the court order.
