My tenant paid for june rent of $725 and gave 30day notice for Aug.19 but only paid for July $445. She still owes me money?

Is Texas an actual date state or a whole month? Did she pay last months rent upfront when she moved in?

Your tenant owes you the remaining money for the month of July... (you should have already posted a quit or pay notice on July 2nd).

Then, August rent should have been either the full month of August or till the 19th if your State allows for 30days to count from the date of notice and not the 1st of the rental period.

I think you will have trouble getting any more money now. In the future, be pro-active. post the notice as soon as the full rent is late.

I believe TX is a literal notice state, so tenant only owes through August 19. If tenant has not paid in full for July or August, you should post the p/q notice IAW TX law and evict for non-payment, unless you hold enough SD to cover damages and all unpaid rent. Yes, you can use the SD for the unpaid rent, which is considered financial damages.

For future, be certain your lease includes a clause that tenant must provide a 30-day PAID notice to terminate the rental.
