My properties are not in a great neighborhood.
About doors, one of children of a tenant had gang related issue and somebody shot 7 bullets in the front door. During the annual inspection for section 8 program, it was indicated as a violation and owner's responsibility to repair the bullet holes.

The other door was back patio door and it was warped about 1" and iimpossible to provide proper door seal. You can see light coming through between door and doorframe. So tenant requested to fix it.

As for windows, in both cases(different tenants) they said someone threw a rock to break the window glass. One of the tenants had a police report.

I think you have problem tenants. I have a couple of properties in terrible neighborhoods, but I have good tenants who keep to themselves and don't get involved with neighborhood gangs, drugs, etc., and we've thankfully not had problems when the rest of the street is settling their disputes with guns or vandalism.

    I thought so too. Fortunately, the tenant with the gang issue moved out. I have another tenant who has been having problems with the City regarding her water account. The city stopped water three times due to unpaid debt. One time she called me and said I , landload had to pay $1400 deposit so she could reconnect water according to the city. I had no idea where this was coming from. She worked out a payment plan so it turned out ok. She is also moving out next month. I am ready for a new tenant.
