Here's a scenario for you, you give the tenant the 30 day eviction notice. The tenant takes you to court for unsafe living conditions, then before the court hearing the tenant files for an extension. this process can be repeated several times taking as long as 18 months. due to the unsafe living conditions the tenant can withhold rent. What this means is you do not see a dime for close to a year and a half
