I am getting an appraisal on my income property. The appraisal company says they want/need pictures of every room of each of the 4 units. I have an older tenant who says she does not want pictures of her private dwelling taken, claiming privacy issues (family pictures on the walls, valuables, etc). She says that in all her years as a renter, she has never needed to let in anyone who wants to take pictures, and she isn't about to allow it. Is it normal for an appraisal company to require this, and if it is usual fare, then any advice on how to deal with this tenant would be appreciated! PS - She's fussy, but pays on time and has never been a problem for 3.5 yrs

My insurance company wants a survey company to photograph all aspects of my rental house. I asked the insurance company for the privacy policy that covers them and the third party company doing the survey. They refused to put anything in writing but verbally they said they would not disclose the pictures. Bull.

I agree with the tenant. In this day of Google Earth and Microsoft Bing taking pictures of everything I own and publishing it for their profit, bullxxxx on this practice.

I agree....no way I would force this issue on my tenant.

This is an invasion of privacy, and the tenant should not be pressured into it.

I have had many appraisals done...never had one insist on pictures of an occupied unit. I would push back on the appraisal company.

ok to answer your questions in my opinion.

I think it is normal for appraisal companies to take photos of the property in every aspect they deem necessary to do their job.

As a landlord you have a right of entry with proper notice, and entry in my opinion is also having the right to photograph rooms for your records. This is not invasion of privacy, it is the law; that a landlord has the right to document a tenants private area. If the tenant refuses, then they become a PITA and deserve eviction for not accommodating the LL rights.

( it isn't up to the tenant to allow it or not. The appraiser is your hired contractor that you need to do a job.)

As far as using finesse to accomplish this, then you can do it the official way or maybe some people here can suggest ways to get the tenant to change their mind.

Official way is to serve tenant a 3-day notice that they are in violation of your rights as a landlord to enter unit for inspection which includes taking photos.

or offer money or make some suggestions that can encourage the tenant to cooperate. also you can suggest that they just cover with plastic sheets anything they don't want photographed.

I've had occupied properties inspected and photographed by outside vendors such as appraisers and EMP inspectors many times. I explain to the tenant that we are looking at the structure, not the cleanliness or personal property of the tenant, and if they are uncomfortable with particular possessions being exposed, they are welcome to lock things in a closet or cover them with sheets, and they are welcome to accompany the inspector/photographer through the property. I haven't had anyone balk after this explanation, although some have been reluctant. But if this is a business decision you're making (getting a refi), then you need to follow through and you cannot let your tenants dictate your business decisions (although you may end up alienating your tenant and having to find a new one, which you have to take that into consideration).
