My tenants left me with a lot of damages.

I have quite a list of repairs and I have to replace appliances, doors, hardware, a toilet and lots of other stuff.

You have a lot of forms. Which form is the best for this?
Also these tenants are trouble makers and have already thretened court if they dont get their money back.... any advice? Thx!

Of course they are going to threaten you with a lawsuit. It is just the standard mode of operation. Make sure you have all the documentation you need. Make sure you send the deposit settlement letter on time, along with the demand for payment. Then, when you go to court it will because YOU are suing THEM.

So...repair, replace. Keep every receipt. Keep every picture. If they are digital, print them to keep.

I do not know what form you feel you need. I think you can write a letter with the detail of how you spent the deposit (attach copies of receipts). At the bottom of the letter (this could be multiple pages) the last paragraph should be the demand for immediate payment. If they don't pay, take them to small claims.

A key element of your claim against the tenant will be getting the security settlement statement out on time. Research your state law on the time limit to get it out.

You want the Security Deposit Settlement Statement from the forms list.
