Tenants moved in Feb. 14th and numerous notices verbal and mail to obtain rent Ins.. 3/14 Lease Volition sent Certified mail to residence and returned unclaimed 4/4. now they have an unemployed fellow living there with 3 names on mail box and still moving things in basement washer dryer box spring, mattress.... PM to photo mail box and basement today. Our intention is to terminate Lease due to paragraph 5 in LPA lease. We see a potential problem with these tenants to only get worse over time. Your thoughts or opinions appreciated. This propery in Pa

It's not a potential problem == it is a problem. I list all tenants on the lease. You should take care of this now!

Start eviction procedures for nonpayment tomorrow (Mon.) according to your states LL/T laws. If rent was due 3/14 , you are already 2 weeks behind in starting this. They owed you rent on 3/14 , and tomorrow is 4/14. So now they will be 2 months behind. How much more money are you willing to lose before you get them out? Only communicate with them by reg. and cert. mail from now on.

I have already sent to our Property Manager pdf. a notice to vacate on Paragraph #5 in LPA lease and lease violation renters Ins. and failure to axcept certified mail. to be posted tomorrow with first class and certified mail right behind it and I will be there first thing monday 21st.
I only wish things were like they were years ago when I would just throw them out a second floor window. Oh Well!!!

Thank you everyone for your input.
