I agree with Lighthope. M-T-M leases are the way to go for the LL. Any tenant could stay for 3 months, or 13 years, regardless of how long a lease term they have with you. LLs RARELY break their own leases, but many, many tenants do. Nonpayment of rent is the most common way a tenant breaks a lease, and also the easiest thing a LL can evict for. Other lease violations are MUCH MUCH harder to evict a T on. But there is no defense a T can use in court to stop a legal termination of a lease by a LL. So if a T brings in a pet or extra "visitors" in violation of your lease, on a M-T-M, you can just give them 30 days notice to move, and you don't even have to give them a reason. You still may have to "evict" them, but you may have to do that also, at the end of a 1 year lease, too.

I've noticed that people around me are less likely to move in the middle of winter if you are in a cold state... Ice and snow make it difficult to move with anything other than a covered or enclosed van/truck. Plus, if a tenant wants to leave then they are going to leave, lease or no lease. I have always done m2m for my buildings. Shortest stay was 2.5 years I believe. I pay heat so I'd like it if someone would move in the winter. lol
