Oh by no means am I blaming LL, and yes I have learned a lesson, ,,,I got a call from LL days ago, he said he is breaking the lease for non pay and abandonment,,then I receive a text yesterday, LL wants me to now give 30 day notice and pay for another month, yet LL said he wanted house cleared out by end of April on our original phone call, just wondering why.

The landlord is trying to squeeze everything he can out of you and it is not very ethical the way he is doing it. If you had received a notice in writing from the landlord you could hold him to it and not be required to pay more. Now that you have paid for April, he wants more. It is not a very good way to do business.

Communication by text and verbally by phone is not the best way when action is being taken by a landlord. The communication should be by certified mail.

You are right that you are being skinned by the landlord. Look for the deposit to take a hair cut too. But there is little you can do about it.

    now it's getting better, LL texted me, says utility co informed him that bill has not been paid and for me to call them so it wont get cut off,,,heck, it's in that boys name, I cant do anything with my nephews account can I? other than for ME to pay it,,and it's more than the deposit I ALSO paid thatI probably wont get back,,,why cant it just get shut off, is my new question.

      Is it still freezing up there? If it is, the landlord is afraid of freeze damage if the unit goes without heat.

      Explain to the landlord that he can take possession of the rental now or wait to see what happens for a month without heat. Ask for a statement that you do not owe for May. If he complains about the belongings in the place, tell them they are being abandoned.
