I hear what you are saying about business owners. We are waiting to get the background/credit check info on the prospective tenant. The story is it is a divorce and we believe that the wife, who is also involved in and likely one of the owners of the business, is getting the house they owned and he wants to live in the area nearby as they have children in school. We believe (awaiting credit/background checks) the salary is from the business and he sent us (unverifiable at this point) business accounting statements indicating net profit of the business - after salaries, but I wouldn't trust those without some independent validation.

You should also ask for the 2012 and 2013 income tax statements to see if they have shown a profit or loss, and what his salary has been. If you do decide to rent to him, get a double deposit down from him. Also ask if he gets part of the profit on a monthly basis, as that is what you will be basing his monthly income on to qualify for your rental.

If it's a partnership, have him provide you with the K-1 Partnership Distribution, as well as the tax return with Schedule E attached.

    Thank you so much for the helpful advice, I appreciate them. One question arising is how to verify any income tax form information he might send me ? It would seem a lot of work to construct bogus information of that nature, but who knows what people would do - how can one validate it ?
