I always verify the detail in person.

I want to see the drivers license and compare the picture to the person in front of me. I want to know the person I am running the check on is really the person applying.

Also...I never accept the application without the cash payment for the application fee. If they try to hand me an application without the payment, I refuse to touch it. If it is one of my guys doing the showing, I tell them never take an application without the fee in cash...we could get a professional scammer give us the application and then make a claim against us for their loss of privacy and ID theft.

Finally, I do not want to handle any private information until after they have seen the unit and I have met them. We both are pretty sure this is a landlord/tenant situation we both want before I accept the application. Otherwise I am wasting my time.
