I'm not looking to break the lease or for a termination at this point. I'm asking if a rent reduction while part of my living space is unusable is a reasonable request. As it is 1/3 of our square footage right now is not fully usable. The loss of use is greatly impacting our quality of life in the house.

If the owner kicks in a few bucks will the quality of your life in the house be any better?
You were doing OK with your logic until you started whining about the mold. This is always a really bad sign for a landlord because the next thing you will do is turn up the volume on the mold complaint and stop paying rent.
If the quality of your life is suffering you need to find a place that offers you a better quality.

"whining about mold" -- this could very much be a valid statement of fact. The renter does not appear to be whining but rather stating issues impacting a living condition. I suspect the rental agreement was to rent a place in condition "X" and that condition has now changed; therefore a reduction of rent or other compensation should be considered.
I went through this with a rental in which issues rendered some rooms or appliances unusable for a few weeks. Even though I did what I could to speed the remedy of issues, I was compelled to offer compensation because they were unable to use the house as originally offered and becuase I wanted to keep good tenants in the house.
