We signed up to get credit reports for our prospective tenants, but the new site inspection requirements for getting a credit report seem somewhat difficult for small landlords: we have a large master bedroom suite with a corner as an office area with computer/printer and locking file cabinet. It isn't a separate office room, though. We are not sure this will get us a pass for getting the credit reports we need to evaluate prospective tenants. Is the alternative tenant score card recommendation suitable ?

Hi, I'm not sure about the tenant score card, as I haven't used it. I really like seeing the complete credit report.

I just wanted to mention that I use clearscreening.com, because in lieu of a site visit I am able to take a certificarion test on the FCRA. It's an online self-study course that is well done; takes just a little more than an hour to complete. The course costs $35, but they waive the first processing fee, so it's a wash. I've used them for over seven years, and have been very happy with them.

The alternative tenant score card does not provide you with the most important piece of information necessary: The FICO score numbers. They do give you some flimsy answer, but nothing tells like a FICO score.

I have been using the same instant credit report service for about 14 years now, so I never had to submit to a site inspection or take a course. But I would pass the site inspection now anyway.

My office loft didn't have it's own door so I gave a pic of the outside door of the house which has a deadbolt on it. I think they are required by law to ask for this information but I don't think they are that concerned about it. This did the trick so that I can run credit reports. They never said they were actually going to come out to the house but just wanted pictures in my case.
