I believe you are asking about the landlord requirement to get out a Security Deposit Settlement Statement. This is where you itemize all the cost and provide estimates for the damages and repairs as well as any cleaning. If you come up with a negative balance you bill the tenant and take him to small claims court. If you are left with a positive balance you refund it.

You will need to check your state law to determine the time frame you are required to get the statement out. And, do it by receipted, certified mail.

If you will provide your state, someone here will look up your state requirement.

no, I am not talking about that one.
it is a formal letter where explain the tenants before you get to atuall do the automized depost list and repairs. explain very well. I actually I had it myself before but I can not find it now!
