I agree with Nicole - No matter what you say to the current T they are not going to be happy & showing the place is going to be a problem. Plus if they have been paying rent on time and not causing problems they are probably going to feel offended.
I feel the same way if tenant is paying rent and ok I keep them. I have a t, pays rent on time, has a pet - and is ok - do I think I could find a better temant, yes probably as I'm more experience at screening; do I want to go through the stress and hassle -- no.
