There is not going to be a really smooth way to tell your tenants that they are no longer welcome. You are going to have to do it like removing an old bandage. Just rip if off in one sudden movement.

There is no excuse you can give them that they will understand because in their mind they are model tenants. However, some landlords find it helpful to say that an elderly and frail relative needs to move closer. That will provide a reason that they can not combat.

Get the tenants all the way out, clean, make repairs and start your showing. Hopefully, you will not lose more than one month's rent. If the tenants call you after seeing the advertising, you can always say the relative died. If pressed, you can offer an application..."just to see if anything has changed."
