I think the LPA has something similar but may be better written:


1. The terms of the lease must be met.

2. The unit must be left in at least as good a condition as you received it. Since we did not charge you a
non-refundable cleaning fee when you moved in, any expenses incurred for
cleaning, carpet shampoo, etc. will be deducted from your deposit. You will be
responsible for any deficiency amount as a result of repairs exceeding your
deposit.

3. All of the keys that you were given on move-in need to be returned to our
office including garage openers and pool keys.


4. All delinquent rents, outstanding balances i.e.: late fees, 5 day notice
fees, returned check charges, HOA fines, sewer and trash balances, and costs of
damages, etc. must be paid in full. If not paid, these balances will be
deducted from your security deposits.Please keep in mind that our organization
reports positive and negative information to Tenant and/or Credit Reporting
Agencies.

5. We must be given an actual physical forwarding address.

6. If you desire a walk through with our staff, please call to schedule with us.
Said inspection is to be within normal business hours and the house ready to be
turned over to us with all keys. Please ensure that utilities are still on.
Please let us know what date they will be disconnected.
