yes, very well thought! yes that way thinking that they will get deposit they will leave the house nice! I think the guy wants to work it out now he got an offer to go to work to Arizona, if he tells me he is leaving because he got a new job, what should I say, cuz I really don't care he sign it for a year lease!

What should you say? Say nothing and let him go. But remember that he is breaking the lease. Check your state law to see if your state allows you to deduct rent due from the deposit.

At a minimum the tenant will owe you for a month's rent and maybe even the next month depending on what your state law says. His Security Deposit Settlement Statement will undoubtedly have a negative balance.

How many months does your tenant have remaining on the lease?

      If the tenant leaves with 8 months remaining on the contract he is breaking the lease. When he leaves, go in and assess the damages and cleaning. Then post again for how to handle the deposit.

      It does not matter if the tenant is leaving for work reasons or whatever. Often you will not get the straight story. Your lease is still binding and breaking it will have consequences. The tenant will owe rent until you are able to lease again up to a couple of months.
