If the tenant leaves with 8 months remaining on the contract he is breaking the lease. When he leaves, go in and assess the damages and cleaning. Then post again for how to handle the deposit.
It does not matter if the tenant is leaving for work reasons or whatever. Often you will not get the straight story. Your lease is still binding and breaking it will have consequences. The tenant will owe rent until you are able to lease again up to a couple of months.

yes, just at this point here in vegas can take you 6 months to 10 months to rent a place, it is too may houses to rent. I took 6 months to rent this one! i'm already broke and the previous didn't paid last month, destroyed the place etc..etc.... yes I havad evicted and it is in collection for the dmage but of course who knows if I will see any money! just tired of the loosers that ruin my life! the girlfriend text me on the week end saying it is not fair if im not there and his new girlfriend move in and destry the place I have to pay, well it is like that you sign a contract sorry!

If it's taking you six months to rent a place in Las Vegas, you need to get out of this business. Yes, there are a lot of rentals available. Yes, Colony American, Invitation Homes, and other large-scale landlords have purchased hundreds of homes in the valley. But if you have a vacancy for six months, that means either tenants are getting a bad vibe from you as a landlord, or your rent is too high for your neighborhood.
