Renters insurance - Landlord Forum thread 317891

My renters refuses to let me have the entire insurance contract. She sent me the first page - on 3 - of the contract. She said I should call the insurance company and talk to the people. Is this the correct procedure ?
Lease contract stipulated, clearly, that she had to provide renter insurance. She sent me the page 1, and now I do not understand why she does not want to sent me the 2 others ?

Your lease requires she have renters insurance. She's provided you with the dec sheet showing she does indeed have renters insurance. The particulars of the policy are none of your business.

I typically require that the tenant have her insurance agent fax or email me the declaration page of the insurance renter's policy -- that will provide all the information you need related to the limits of coverage, etc. There's no need to have additional pages or to have a copy of the full policy. Save a tree.

I build the renters insurance into the rent. I send them down the street to my insurance company, they sign the paperwork, I pay for it. That way I know that it is always valid. Otherwise they could sign up for a month and cancel it or let it lapse...

How are these tenants otherwise? If this noncompliance is part of a pattern you should think about how bad you need them.

Whats missing from page 1 that you need to see the other pages policy number, coverages, or something else? You should have the renter list you as additional interest or third party designee on the policy. Then you can get notifications of cancellation or request policy information directly from the insurer.

At the last place I rented, the landlord required my renters policy to name him as additional insured. I think this is wise.
