I build the renters insurance into the rent. I send them down the street to my insurance company, they sign the paperwork, I pay for it. That way I know that it is always valid. Otherwise they could sign up for a month and cancel it or let it lapse...

I wanted to do it, and my insurance agent told me this is illegal. I have to look at it more closely for the next tenant. Thanks. This is the best idea

It's not illegal for you to pay for it. They go in and fill out all of the paperwork and you send the insurance company a check once a year... You are not taking it out for them, you are just paying for it. It's the tenant's policy.

Any guesses on what percentage of landlords require renter's insurance? 10%, more?
