Re: rent receipt - Landlord Forum thread 317911

Re: rent receipt by Lise up-north (NY) on April 24, 2014 @13:54

We are living in the same town, and she bring the rent directly to my mail box. I usually bring the receipt to her mail box the next day, or mail it to her (the next day) because she put her rent the 1st of the month at night ( after 6 or 7 PM)

I do not understand why she is so picky about having the receipt immediately ? Is it an obligation for us to do it the same day ?

There is no requirement that you provide a receipt the same day. I would advise her to make a copy of the bank check for her records and consider that her receipt. I do not provide receipts for anything except cash payments; everything else comes with a stub or duplicate for the payor to keep. If you want to, you can tell her you'll provide a receipt by return mail, but I don't like spending the postage and I certainly wouldn't be using up gas driving across town to hand-deliver a receipt. Or you can put the receipt in an envelope and tape it to your garage door the next day for her to pick up. I do that with tenants who want paperwork from me, such as letters or forms completed for their own use; they can do out of their way to come and get it.

I think the tenant is being a little extreme, but... I have one tenant who asks for a receipt because he's renting during remodeling/repair after a fire. I'm never had anyone else want a receipt since the check is really their proof.
If I were you I would continue to handle it the way you have by mailing receipt or dropping off directly in t mailbox if convenient. Actually if she wanted a receipt when she drops it off, why doesn't she ring the doorbell and hand the check to you.

I scan all receipts, file hard copy in tenants file, save a copy on hard drive and E-mail a copy to tenant. Yes it's a "Little extra work", but my tenants appreciate it.
