I am renting my home in NJ (relocating but not ready to sell yet) and have learned a lot from this site. I have a question about a verbal agreement with a potential tenant that I am now having some doubts about. No lease has been signed and no deposit taken as of yet. They seemed perfect, credit checked out, income is slightly over 3x rent, nice people. However, since we started discussing lease terms and specifics, they have called at least once per day with "issues" such as replacing the front door, why can't they put satellite tv on the roof, why should they pay the copay for the home warranty, et cetera. I now have concerns that they are going to be extremely high maintenance, and being 2 states away will be difficult. I have two other qualified tenants who would love to rent the place, are there any ramifications to changing our minds at this point? Thank you in advance for any advice.

In your post, unless I missed it, you never mentioned what the "verbal agreement" was.
