If someone becomes the new owner of a property, they must issue a new lease addendum so that they are reflected as the new owner. Otherwise the tenant would continue to pay rent to the non-owner.

Are you seriously suggesting that the new owner NOT put himself on the lease as the owner/LL just to avoid having a tenant move out?

A landlord cannot unilaterally issue a lease addendum. Instead, the existing lease probably has a clause directing tenant to make payment to the former owner at whatever address, "or otherwise as instructed". New owner and former owner should both send letter to tenant with new payment instruction.

    On a month-to-month they absolutely can. The tenant has the choice to accept it or move.

    Some leases will have some clause in there which talks about change in ownership. So it's merely just a question of informing the tenant rather than any outright change of lease.

    If your lease does not have that, you have to issue an addendum. The sales contract will almost always have language directing any rent to the new owner.

    I was just baulking at Bill's ridiculous assertion that you shouldn't bother the tenant with that stuff because they might get mad and move.

      Sorry, when OP said "in-force lease" I never thought of month to month; "lease" usually equates to annual term in my mind. You are right, with a proper notice the landlord can unilaterally change the terms of a month to month lease, but not of an annual lease.
