Does CT require you to make a good faith effort to mitigate your damages (re-rent the property) or can you just sit back and collect from the tenant? Since we're past the middle of July now, I assume the tenant has moved out? If so, you can sue for everything the law allows. If not, you can sue for the unpaid July rent.
