On a month-to-month they absolutely can. The tenant has the choice to accept it or move.

Some leases will have some clause in there which talks about change in ownership. So it's merely just a question of informing the tenant rather than any outright change of lease.

If your lease does not have that, you have to issue an addendum. The sales contract will almost always have language directing any rent to the new owner.

I was just baulking at Bill's ridiculous assertion that you shouldn't bother the tenant with that stuff because they might get mad and move.

Sorry, when OP said "in-force lease" I never thought of month to month; "lease" usually equates to annual term in my mind. You are right, with a proper notice the landlord can unilaterally change the terms of a month to month lease, but not of an annual lease.
