follow the advice here. Post your notices the second they've broken the lease and then file for eviction. However much it costs you to file will be a heck of a lot cheaper than not getting rent and then having to file down the road because nothing you've done has worked to get them out. Just do it. Most of the time when my slackers get their eviction notice from the court they are out fast. Not all the time but most of the time.
